PANI is a personally led property management company with an office in Charlottenburg-Wilmersdorf. We look after buildings across Berlin, today more than 500 units: owners’ associations, rental buildings and individually owned flats, as well as Zinshäuser for investors and long-term holders.

Niclas Paprocki comes from a family that has managed buildings for generations and is responsible for properties and operations. Paul Harm is responsible for finance and strategy and brings experience of valuations and transactions from investment banking. At PANI, you speak with the owners, not with an intermediary.

After reviewing a few key figures, you receive a non-binding indication of how we value your business.

Detailed review

We take a closer look at contracts, portfolios and processes. All documents are treated in confidence.

Contract and notarisation

We agree the purchase agreement and its terms together. Depending on the structure, the transaction is notarised.

Joint start

Together with you, we inform staff, owners and partners and organise the transition step by step.

Before the first conversation

Common questions about succession.

Will my interest in selling remain confidential?

Yes. From the first conversation, we treat your interest and all documents in confidence. If you wish, we sign a confidentiality agreement before the detailed review. Staff, owners and partners only learn of the handover once you decide this together with us.

What happens to my staff?

We want your team to stay. Your staff know the properties and the owners, and this knowledge is essential for a good transition. We discuss the continuation of employment openly and early with you.

How do owners and clients learn about the change?

Together with you, and at a time we agree. We introduce ourselves in person, explain what stays the same and what changes, and name fixed points of contact. How existing management contracts are handled depends on the structure of the handover and is clarified with you.

Can I stay involved for a while after the handover?

Yes, if you wish. A transition period in which you introduce us to owners and pass on your knowledge helps everyone involved. We agree the scope and duration with you.

Which documents are enough for an initial assessment?

For an indicative offer, a few details are usually sufficient: the number of units and properties under management, the split between owners’ associations, rental buildings and individual flats, the annual management fees and the number of staff. We only look at detailed documents during the detailed review.

How long does a handover take?

This depends on the structure of your company, the completeness of the documents and your own expectations. After the initial discussion, we give you a realistic timeframe and agree the timetable with you.
